Maintenance Checklist (Summer Edition)

When we think about the maintenance that we must give our buildings, sometimes it is difficult to be sure of being able to comply with everything that is necessary, but not doing so can generate problems in the future that will incur costs and time that we cannot waste.

To avoid forgetting, we have created this maintenance list that you should do, now that summer is about to begin. At Infinite Capital Construction, we have over 10 years of experience in building maintenance, so we are confident that this list will help you avoid the problems that not performing adequate preventive maintenance can bring you, which will save you countless Headaches.

It is important to consider that each state has weather variations, so there might be tasks that do not apply in your case, and that it is necessary to add others, but we believe that with this list you are ready to start:

  • Clean debris from the roof, and check for damage
  • Clear drains and gutters
  • Confirm that the trash and recycling area is in good condition
  • Inspect the windows for proper operation
  • Inspect structural materials for rot, peeling paint, rust and more
  • Inspect the condition of the parking lot, asphalt striping and signs
  • Inspect the grounds for water run-off or erosion issues

In addition to the summer maintenance, you must always consider the regular maintenance that you will have to do during the year and that does not depend on the seasons. We share this list of things you should do periodically:

  • Replace burned-out interior and exterior light bulbs
  • Clean window glass, tracks, and hardware
  • Check the batteries in your smoke and carbon monoxide detectors
  • Replace the HVAC air filters
  • Inspect the property for signs of rodent or pest damage
  • Check the building for visible signs of leaks
  • Test the fire alarm
  • Replace the water filters
  • Have the fire alarm and fire suppression system serviced
  • Have the fire extinguishers inspected
  • Have all OSHA fall prevention devices and equipment inspected
  • Ask your tenants if there is anything they want to have addressed
  • Inspect door closers, latches, hinges, and locks for proper operation
